7 Things You Need to Know When you Move to Perth
As I have been speaking to new migrants over the last few months they have been telling me what they wish they knew before they made the move to Perth.
This edition of Life in Perth is to share some of the NEED TO KNOW information with you before you make the move down under.

#2)CHANGING YOUR CURRENCY INTO AUSTRALIAN DOLLARS
This was something I learnt a little later than I would have liked when we made our move to Perth. Lucky for us back in 2003 although the exchange rate was falling we still achieved $2.45 for each GBP.
For some time now the Australian Dollar has been strong so for those of you moving currency over here you are not getting a very good deal. In fact when I looked at activity earlier today I saw that for each GBP you where only getting $1.80. That is a huge difference to the exchange rate we are used to.
For example if you are moving GBP 50,000 then you would ony get AU$ 90,000 at todays exchange rate. Yet when the exchange rate was at $2.45 to the GBP you would have got $122,500 if you were changing $50,000. That would buy you a new car.
What I would have loved to have known much earlier than I did is that you can buy currency in advance by securing the purchase with a 10% deposit. This means that you can secure your currency at an optimal rate before you have the funds to pay for it.
#3)YOU CAN GET A HOME LOAN SOONER THAN YOU THINK
Most new migrants are under the impression they will not be able to buy their own home until they have been living and working in Australia for some time. This is not always the case, it will vary from person to person depending on your circumstances.
If you have a good deposit (at least 20% of the purchase price) and have started to work in the same occupation you worked in before you moved over to Australia then you could be able to apply for a home loan almost immediately.
#4)DANGEROUS AUSTRALIAN ANIMALS
... Coming face to face with dangerous australian animals is one of the fears of those moving over to Perth.
Spiders, Snakes and Sharks tend to be the most feared of the australian animals although they are not the only dangerous animals living in Australia
#5) DONT RUSH TO BUY A BRAND NEW CAR
It is not uncomon for new migrants to purchase a new car as their first major purchase when they move to Perth.
This may be a cash purchase or it could be with the aid of a car loan. Of course a car is going to be one of your first major purchases, getting around in Perth can be difficult without your own transport.
Before you spend all your spare cash on a new car or get a car loan for a new car think about your other major purchase.
A big purchase will be your own home and you may find that you regret the new car if the money spent or the loan obtained restrict you getting a home loan towards buying your first australian home.
